The short version

The Northern Suburbs are the easiest part of Cape Town to move in physically: wider roads, newer houses, off-street parking and space for a full-size truck. The friction here is administrative rather than physical. Most of the newer developments are gated estates that require the moving company to be registered with security before the crew will be let through.

If the Southern Suburbs are about old staircases and the Atlantic Seaboard is about lifts, the Northern Suburbs are about gates. The housing is newer, the roads are wider and the access is genuinely easier, right up until the boom at the estate entrance.

Estates, booms and contractor registration

A large share of Durbanville, Brackenfell, Welgemoed and Plattekloof is gated estates and security complexes. Almost all of them require some form of contractor clearance before a moving crew is allowed in.

  • Pre-registration. The estate usually wants the company name, vehicle registration and often the crew's ID numbers submitted in advance. Same-day registration at the gate is slow and sometimes refused outright.
  • Access hours. Many estates restrict contractor and moving access to weekday working hours, and a good number do not permit moves on Sundays or public holidays.
  • Vehicle size and weight limits. Some estates limit heavy vehicles on their internal roads, particularly where the roads are paved rather than tarred.
  • Load shedding. An estate boom on manual override during an outage needs a guard present who knows how to work it. Worth confirming if your slot overlaps.

Northern Suburbs homes tend to be larger than the city average, with garages, garden sheds and built-in braais that hold more than people remember. Garages are the single most underestimated room on a quote. Walk yours before you tell us the size of the move.

Bigger houses, bigger loads

Family homes here are typically three or four bedrooms with a double garage, a garden and outbuildings. That means larger loads than an equivalent-priced flat closer to town, and it means the awkward items live here: garden equipment, tool benches, deep-freezes in the garage, trampolines, gym equipment and the occasional pool table.

None of that is a problem, but it changes the truck and the crew size, so it needs to be in the quote from the start rather than discovered at 09:00. Our cost guide explains how load size drives the price.

Access and routes

The N1 runs straight through this area, with the R300 linking down to the airport and the M5. From our Pinelands yard the run up the N1 to Bellville or Durbanville is quick outside peak hours, which is why we prefer early starts on Northern Suburbs jobs. The N1 inbound between 06:30 and 08:30 is not somewhere to be with a loaded truck.

Commercial and industrial

Bellville, Parow and the Tygervalley business district carry a lot of office and light industrial space, and Stikland and Killarney Gardens sit within easy reach. Is it cheaper to move in the Northern Suburbs than closer to town? +
Access is easier here, which usually means the job runs faster than an equivalent apartment move on the Atlantic Seaboard. But homes are generally larger, so the load is bigger. The two roughly offset. The honest answer is that load size and access drive the price far more than distance does within the metro.
