The Southern Suburbs are full of Victorian and Edwardian homes with narrow staircases and original doorways, plus Constantia and Bishopscourt properties with long driveways and gate access. It is also the wettest part of Cape Town in winter, sitting in the lee of the mountain, so weatherproofing is not optional here.
The Southern Suburbs run from Observatory and Mowbray down through Rondebosch, Claremont and Newlands to Wynberg, Constantia and Bishopscourt. It is some of the oldest housing stock in Cape Town, and moving furniture through it is a genuinely different job to moving through a modern estate.
Old houses, real constraints
A lot of Southern Suburbs homes were built between the 1890s and the 1930s. Beautiful, and awkward to move out of.
- Narrow, steep staircases with tight turns. Victorian and Edwardian stairwells were not designed around king-size beds or modular couches. Dismantling is often the answer, and occasionally a hoist through an upstairs window is the only way.
- Original doorways and passages. Narrower than modern builds, frequently with a step or a threshold that a trolley cannot roll over.
- Wooden floors. Original Oregon pine and parquet is everywhere here and it marks easily. We use runners and protection as standard, not as an extra.
- Long driveways and gate access in Constantia and Bishopscourt. Some properties have a gate a truck cannot pass and a driveway that would take a heavy vehicle onto soft ground. We shuttle from the gate when that is the sensible call.
The rain matters here more than anywhere
Newlands and the slopes below the mountain get significantly more winter rain than the rest of Cape Town. The mountain forces the wet north-westerly fronts upward and they drop their water on this side. If you are moving here between May and September, assume it will rain at some point during the day.

Mature oak and plane trees line most of the older Southern Suburbs roads. They are part of why people live here and they also limit truck height on certain streets. Tell us the address when you book and we will bring a vehicle that fits.
Student and academic moves
UCT sits in the middle of this area, and Rondebosch, Rosebank, Mowbray and Observatory move to a university rhythm. Late January and February are busy with move-ins, and November and December with move-outs. Those dates book out early, so if your move falls in one of those windows, lock it in well ahead.
Student moves are usually small loads with awkward access, often a first-floor flat with no lift and on-street parking only. We quote them honestly rather than pricing them as if they were a full household.
Commercial work
Claremont and Newlands carry a fair amount of office space, and Observatory has a steady flow of small businesses and studios. Office moves here run to the same rules as anywhere else in the city, with the added wrinkle that parking and loading is tight in the Claremont commercial core.
